Asphalt roof replacement

The roof most houses here should have, done the way a valley winter needs it done.

What a replacement includes

A full tear-off down to the deck, because going over an existing layer hides the rot you are paying us to find. Any soft sheathing gets replaced and you get a photo of it before the new roof covers it up.

Ice and water shield goes well past code at the eaves, up the valleys and around every penetration. That membrane is what stops an ice dam becoming a stain on your ceiling, and it is the cheapest part of the job to get right and the most expensive to get wrong.

Ventilation, which is usually the real problem

Most ice dams up here are a ventilation and insulation problem wearing a roofing costume. Warm air leaks into the attic, melts snow from underneath, and the water refreezes at the cold eave. A new roof over an unventilated attic will dam again the first hard winter.

So we look at soffit intake and ridge exhaust as part of the estimate, and if the fix is air sealing rather than roofing, we will say so and point you at somebody who does it.

How long it takes

A typical house is two to three days with the crew on site, weather permitting. We do not start a tear-off we cannot dry in the same day.
